The number of homes that filed for foreclosure rose in April, but for the first time this year the number of filings did not set a record high.
Boulder and Broomfield counties reported 160 foreclosure filings in April, up from 152 in March. However, the number of filings is down from April 2009, which hit a record high for the month with 172 filings.
Year-to-date, foreclosures are still on a record-high pace with 586 filings through April 30, up 11.8% from the same period a year ago.
Foreclosures typically are filed after borrowers are 75 to 90 days late on their mortgage payments. Those homes have not necessarily been repossessed yet, but the figures are a good indication of how many households are struggling to pay their bills. Breaking down April's monthly foreclosures by city, Longmont had the most filings with 53, followed by Boulder with 38 and Broomfield with 30 to round out the top three.
